  • Atwater Infrastructure Partners (“Atwater”) is a minority-owned private investment firm that makes investments in real estate and infrastructure through various debt and equity partners. Atwater was formed in early 2015 and has offices in Los Angeles, California and San Antonio, Texas.

    The company’s establishment included the acquisition of a $45 million debt portfolio. Atwater currently has in excess of $100 million in Assets Under Management and is under contract for an additional $250 million in real estate and infrastructure transactions.

    Atwater has been active in developing EV charging stations with partners such as Electrify America and Tesla since 2020.  The firm now has six such locations in Southern California.  Significant expansion is planned in EV related real estate.

    Collectively, the principals have more than 35 years of experience in commercial real estate development, management, acquisitions and finance. Atwater’s principals have been responsible for developing, acquiring or managing over $3 Billion in institutional real estate assets.

    Atwater possesses significant expertise in combining private investment and public objectives and brings an established track record of originating, underwriting and closing value-added finance, acquisition and development opportunities.

  • The firm’s core competencies include:

    • EV Charging Stations: Real Estate –  Acquire real estate investment opportunities co-located with EV charging operators (e.g. Tesla, Electrify America) as tenants. The firm focuses on value-add retail sites along transportation corridors for repositioning.
    • Real Estate Investment and Development – Target value-add and opportunistic investment opportunities with strategic and municipal partners. Product types include industrial, retail, and multi-family housing.
    • Social Infrastructure – Provide senior & mezzanine debt platforms to provide infrastructure capital available for municipalities. The firm targets opportunities which include performance-based public-private partnerships and operating partners.
    • New Markets Tax Credits (NMTC) – Assist clients in securing NMTC allocation for their projects from Community Development Entities (CDE). The firm also supports CDE’s in applying for NMTC allocation from the U.S. Department of Treasury.
    • Public-Private Partnerships (P3) – Collaboration with municipalities as a partner in real estate, infrastructure, and NMTC. The firm’s extensive understanding of public-private partnerships (P3) across all of its core competencies is unique to Atwater.
